Al-Maysem is a residential suburban development following the integrated urban development approach. It combines the calmness of the suburb with the diversity of the city, offering its residents a sense of comfort and self-sufficiency.
The site is located east of al-Fahaheel Highway, opening to the south onto South Sara Street, and west on South Salem Al-Mubarak Street.
The program consists of four land-use types: housing, specialized clinics, hospitality and commercial. It provides three different varieties of residential neighborhoods, including villas surrounded by their own gardens, residential complexes that are graded towards the project's central park, as well as high residential towers with extensive views of the gulf wate front.
These residential neighborhoods are connected to a central commercial hub that increases its vitality with easy connectivity between it and the hotel and the adjacent specialized clinics within the project.
The hallmark of the development remains to be the unique network of gardens, pedestrian walkways and public spaces carefully coordinated to connect the various sections of the scheme easily and to add an atmosphere of comfort and beauty to the various parts of the scheme The site has a gross land area of 198,000 sqm and a net developable land area of 102,200 sqm. FAR on the different plots – other than private villas – range from a minimum of 200% to a maximum of 695%.
