Arzaq land development project aims at developing best use for a large parcel of land (231,803 sqm) in Al Fahaheel District. The plot is located to the south of Al Dabbous Street and to the West of Al Kout Mall.

Due to its proximity to the Shuaiba Oil Refinery, best use analysis stipulated the change of originally designated land use from housing to light industry zone. Thus creating a barrier between the refinery and the residential plots to the north of the site. The change in land use rendered the site a natural extension of the industrial zone situated to the West of it.

The masterplan re-organized the plot into 190 smaller plots with areas ranging from 250 sqm to 500 sqm, with a few plots having larger area. AlMutawir managed the development of the process starting with land use change moving into master planning and parcellation arriving at concept design.
